There is nothing really creative about this book so I would recommend reading other books on multi-family investing as well. Regardless, you will learn a lot.I didn't like how he stated CAP rates are universal. This is something you will need to research in your own city to see what is acceptable. Even after reaching this book, I ended up purchasing a duplex that does not have separate water and gas meters. That means I end up paying for it, but padded some of that cost into the rent.
